10 Home Maintenance Tips for Warm Weather

Now that the weather is finally warming up, it’s time to take a closer look at those leaf-filled gutters, cracked sidewalks and dead plants in last year’s flower beds. Here’s a checklist to help target the areas that need maintenance.

Roof Shingles

Examine your home’s shingles, checking for loss or damage. Any cracked, buckled or loose shingles or those missing granules should be replaced because the summer sun can further damage roof shingles. Flashing around plumbing vents, skylights and chimneys should be checked and repaired as well. If your home has an older roof, it might be a good idea to start a budget for replacement.

Probe Exterior Wood Trim

Using a screwdriver, probe the wood trim around windows, doors, railings and decks. Any repairs needed should be made now before rains do more damage to the exposed wood.

Check the Gutters

When it comes to gutters, you’re looking for anything loose or leaky. Make sure downspouts drain away from the foundation of your home and are clear of debris. Improper drainage can lead to water in the basement or crawl space.

Use Compacted Soil

Fill low areas in the yard or next to the foundation with compacted soil. Heavy rains can cause flooding in your yard, which can lead to foundation flooding and damage. In addition, pooling water in low areas during the summer months creates a breeding ground for insects.

Examine the Chimney

Look over the exterior of the chimney for signs of damage. It’s also a good idea to have the flue cleaned and inspected by a certified chimney sweep.

Inspect the Concrete

Check over concrete slabs for signs of cracks or movement, and then fill any cracks with a concrete filler or silicone caulk. Power-wash and seal the concrete when weather permits. All exterior slabs (except pool decks) should drain away from the home’s foundation.

Move Firewood

If you have any firewood stored up against the home, relocate it. Firewood should be stored at least 18 inches off the ground and 2 feet away from the structure.

Inspect Outside Faucets

Outside hose faucets can sustain freeze damage over the winter. Check faucets to make sure they operate as they should. Also, try turning the water on and placing your thumb or finger over the opening. If you are able to stop the flow of water, it’s possible the pipe inside the home is damaged and will need replaced. It’s also a good idea to check the garden hose for dry rot.

Service the AC Unit

Inspect and clean up the area around the AC unit and then schedule an appointment with a qualified heating and cooling contractor to clean and service the unit. This will keep the system operating efficiently and working at peak performance levels. Be sure to change interior filters regularly.

Check Power Equipment

Have gas- and battery-powered lawn equipment? Check it and make sure it’s ready for use. Sharp cutting blades and clean equipment will make yardwork easier.
